To find HMO deals we follow specific criteria. The first four requirements must be met before we consider viewing the property: 

1. Excellent Condition

Our team must first view the property using our 7 page property inspection form, we will inspect the house as thoroughly as we can.

If the property needs painting or other repairs, we are willing to accept it. We will always let potential buyers know about any work that needs to be done before we sell the property and, in many cases, we will have already gotten quotes from our network of contractors for the job.

2. Four Suitable Rooms

In order to achieve a desirable rental income from the property, it is necessary to provide a minimum of four bedrooms. Each of these bedrooms must have a floor area of at least 6.5 square meters or 70 square feet, as per the regulations set by the local authorities.

Providing a sufficient number of bedrooms and ensuring that they meet the minimum area requirements is important to ensure the comfort and well-being of the tenants.

3. Local Management

We provide investors with properties that are equipped with a management team in the local area. For example, if we offer an HMO, there will be a manager in charge who is confident the property will be rented out.

Additionally, we have builders, legal representatives, and mortgage brokers prepared to be given instructions.

4. Close to Center

Our research indicates that the majority of tenants for HMOs usually do not have cars, necessitating good access to public transportation, short and convenient commutes to their jobs, and being close to the excitement of a city centre.

As such, we set a guideline of 15 minutes or less so that all properties are within easy reach of the centre of the town or city.
