When do your deals get released?

Every Tuesday at 11AM, we distribute our offers to our Investors.

Can we help with furnishing and dressing of properties?

Yes, we have an excellent connection with many furniture companies and are happy to share this information with any of our customers. 


What happens if the property falls through due to issues that arise from the survey?

We use an extensive viewing assessment form and provide our sourcers with thorough training on property viewings. We take care to do a full examination of the premises, but occasionally access to certain areas, like under the floorboards or in the attic, may not be possible.


If a costly repair issue is discovered during the survey, we will work together with the investor to evaluate the costs, the repairs that need to be done, and the return on investment afterwards. If the investor decides not to proceed, we will join forces to look for a suitable alternative. 


It is worth noting that survey reports can be confusing to those without technical knowledge. A recent survey revealed that the chimney stack requires significant repairs. To avoid writing off the property, we recommend getting a repair estimate beforehand - in this case, the builder quoted just £270. 


Why do we charge a finders fee?

Do you work for free? Neither do we. We dedicate a considerable amount of energy and work into seeking out great investment opportunities.

In general, we analyse approximately 30 properties, but only a few of them abide by our investment criteria.

Can I view the property before paying a reservation fee?

In short, no. We cannot provide the address of the property, information about the estate agent, etc. until we have received payment. 


This is a rule of our organization in order to safeguard our time and effort put into locating the property. If after paying the fee, the property turns out to be different than what we said, you will be able to get a full refund.


What happens if I don't get any tenants?

We have thoroughly examined all the properties we are presenting you with and we will only accept a property that our directors would personally purchase. Nonetheless, this is an investment and it carries potential risks.


Make sure to understand that any revenue from renting out the property is not certain and we can not be held responsible for any future gains and values. As with any investment, you must consider the risks before deciding to commit. 


We will provide you with as much information as possible before you make your decision. 

If I cannot get a mortgage, can I get a refund?

No, as an investor, it is crucial to understand the property purchasing process. Before reserving a property, seeking advice from a broker can help you determine if you qualify for a mortgage and how much you can borrow.


If you cancel the reservation, it will result in costs for both parties involved, and the vendor may not be pleased with the delay in sale. To prevent this, we can provide you with details on reputable brokers we recommend.

I want to buy but be completely hand's off, can you take care of everything from conversation to furnishing?

We are here to assist you through the whole process, and you don't need to be present at the property. Our purpose is to make investing simple for busy professionals, and we have plenty of clients who reserve a property and let us do everything for them.

Can you assist us with viewing's should we chose to source our own properties?

If you give us a call, we can chat about setting up a daily rate for one of our sourcers to join you on your inspection day. 


They will evaluate each property in the same way that they do when sourcing for Properly Sourced LTD. This is a great chance to get a professional opinion and make sure that you are making a wise decision.

What if I don't like the look of the property or the area?

You don't need to reside in the property you are investing in, focus on the financials instead of its look or area. Your tenants are likely familiar with the area and feel at home there, so it is a suitable choice.


Investors rely on data and math, not emotions. A true investor is interested in the return on investment rather than the physical aspects of the property. It is often the least attractive properties that turn out to be the most profitable!

I want to buy multiple properties, can you offer a discounted rate?

Please reach out to us to go over your individual needs, and if we both agree, we can come up with a sourcing agreement. 


To start, a retainer fee will be required but it will be paid back when we collect our finder's fee. You will then be added to our VIP Investor's list and will have priority access to all the properties we discover that fit your standards before anyone else on our list.
